Roof surveys across PO21: what to expect

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey clay and concrete tiles, natural slate and ridges, hips and valleys, and the problems we are asked to look at most are cracked mortar along the ridge and flashings that have come away from the wall.

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. The survey normally takes between one and two hours for most houses, and longer for a large or complex roof.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across PO21: local notes

In PO21, our roof surveys work takes in owners, landlords and managing agents, from Bognor Regis, Nyetimber and Aldwick to the quieter places in between. Every report comes with photographs and written recommendations.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in PO21 are part of that picture. PO21 includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Bognor Regis: Trees in and around West Park shed leaves that can end up in nearby gutters. Landlords with a home close to Bognor Regis station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Common roof problems in PO21

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.

Here are some of the things we see frequently:

  • Slates or tiles that have slipped or broken
  • Worn or blocked valleys
  • Condensation or damp timbers in the loft
  • Standing water on a flat roof

Why get it checked now?

If you’re planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up.

What to check before booking

  • What insurance they carry
  • Whether you get a written report with photos
  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report

When we price a survey, we consider:

  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

What we need to know

Here’s what helps us most when you contact us:

  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or email us.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

PO21 questions

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

How much does a roof survey cost in PO21?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Will you check the loft?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or drop us an email.
