About roof surveys in BN18
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a written report with photographs and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We are often asked to look into condensation or damp timbers in the loft and loose chimney pots, across clay and concrete tiles, ridges, hips and valleys and flat roofs.
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
What you will pay
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Near you in Yapton

Roofs, chimneys and gutters across BN18
Homes across BN18 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In BN18, as elsewhere, exposed details are where damage shows first. In the coastal parts of BN18, the seaward side of a roof takes the most weather, so ridges, verges and flashings there frequently need attention first.
Yapton: Landlords with a home close to Barnham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like Yapton CE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Why act early?
A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller.
Questions to ask before you book
- Whether the inside of the roof is included
- Their drone registration, if they fly one
- Is VAT included in the price?
- How soon the report will arrive
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
Common roof problems in BN18
Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It’s frequently mistaken for a leak.
A survey makes sense if you’ve noticed:
- Standing water on a flat roof
- Blocked, sagging or leaking gutters
- Lifted, split or missing lead flashings
- Slipped, cracked or missing slates and tiles
Honest limits
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Confirmation of asbestos in soffits or cement sheets
- Whether the roof structure meets design loads
- A full building survey of the property
What affects the cost of roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- House, block, shop or office
- Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- How complicated the roof is, with its valleys, chimneys and parapets
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
What we need to know
Getting the details right at the start saves time. It’s useful to include:
- The style of property, from a terrace to a block
- Your timetable, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
- What made you get in touch
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
BN18 questions
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
What’s the best way to book?
To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Do you give a life expectancy for the roof?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.
