Roof survey in Amberley
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We are frequently asked to look into ponding, splits or blisters on flat roofs and loose ridge or hip tiles, across flat roofs, ridges, hips and valleys and chimney stacks.
Older buildings in small places like Amberley may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

When to book a survey in Amberley
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.
Signs worth acting on include:
- Valley linings that have cracked or split
- Torn or sagging underlay
- Ridge tiles that have lifted or moved
- Loose chimney pots
If you live near a park such as Parham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
Before you book any roof surveyor

Local roofs in Amberley
Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Amberley station, a dated record of the roof is useful when planning maintenance across a let. If you own one of the older houses in the streets near The Parish Church of St Michael and All Angels, its chimney, valleys and lead work are likely to be the parts that need attention first.

Roof by roof
Natural slate
Slate is common on older homes in London and South East England. Widespread slipping typically points to corroded nails, which we describe in the report.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Rented homes, blocks and businesses

Amberley: your questions answered
Is my home in Amberley listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Amberley station book a roof survey?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.
What does a roof survey cost?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
How it works
Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, it typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Amberley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Preparing for the visit
- Check pets are kept safely away
- Leave a clear route to the loft
- Have any paperwork from past roof work to hand
