How a roof survey works in Rackham
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. Typical surveys look at leaking gutter joints and downpipes and crumbling chimney pointing or cracked flaunching, across clay and concrete tiles, chimney stacks and natural slate.
In a village or hamlet like Rackham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey changes by roof type
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Chimney stacks
We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

Rackham homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Living close to Parham Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. With Parham House about 0.7 miles north-east, the area around Rackham has a long history. Older homes in the area may have roofs that need matching materials when work is done.

Common roof problems in Rackham
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.
Most people get in touch after spotting something like this:
- Lifted, split or missing lead flashings
- Debris building up in roof valleys
- Loose chimney pots
- Slates or tiles that have slipped or broken
For an older house near a landmark such as Church of St Peter, old fixings, lead flashings and tall chimneys are typical of older roofs.

When you need someone else
It helps to know what a survey will not do before booking:
- What’s under the slates, tiles or felt
- Walls, floors and services below the roof
- Structural calculations (that is a structural engineer’s job)
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and doesn’t.

What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Questions from Rackham
Do you cover smaller places like Rackham?
Yes, Rackham is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Rackham?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How much does a roof survey cost in Rackham?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
How long does the visit take?
Allow an hour or two at most homes, while a commercial roof takes nearer three to four hours. We’ll confirm what to expect when we arrange the visit.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.
