Roof survey in Slindon Common
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey the roof space, lead flashings and flat roofs, and common reasons people get in touch are gaps in the roof where coverings have gone and ridge tiles that have lifted or moved.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Before and after the survey
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Do not climb onto the roof yourself
- Clear the loft hatch area before we arrive
- Look for debris in the garden after high winds
- Keep a record of damp patches and dates
File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
How it works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey normally takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere like Slindon Common needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building
- Note where any stains or damp appear

Questions from Slindon Common
How do I find out if my home in Slindon Common is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Slindon Common within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do you inspect the roof from on top?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Do you use drones?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Can you look at a roof that is joined to next door?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
Why get it checked now?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. For an older or listed building in a place like Slindon Common, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Local roofs in Slindon Common
Slindon Common lies within about 5 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Historic houses such as Bignor Roman Villa, about 4.6 miles north, show how far back building in the area around Slindon Common goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
The streets around a church like The Parish Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Slindon CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Barnham station, a dated record of the roof is useful when planning maintenance across a let.

How the survey changes by roof type
Natural slate
Slate is one of the most durable roof coverings, but its nails frequently corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That’s why we check them closely.
What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Roof area
- The use of thermal imaging or a drone
- Whether it’s a home or a commercial building
- How many separate roofs there are, such as extensions, dormers and garages
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before you book.
What we need to know
Before you get in touch, it is useful to have:
- Photos of the roof, taken safely from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
- Your postcode, so we can check access and travel
- The kind of building and roof involved
Booking is simple: just ring 07833 053749 or drop us an email, tell us about the property and we will recommend the right survey. We confirm the price before anything is booked.

What we cannot see
Before booking, it is worth knowing what a survey won’t do:
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.
