New roof snagging in Nyetimber

Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it’s visible, and we check the gutters too. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. Common reasons to book are underlay not dressed into the gutter and offcuts and broken tiles left behind, across loft conversions and dormers, new-build homes and flashings and valleys.

Smaller places like Nyetimber often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Nyetimber. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours for most homes, depending on how much new work there is to check. Homes around Nyetimber frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Why act early in Nyetimber

A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Finding them early means they can be dealt with quickly. With lower homes, common in places like Nyetimber, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Every price we give includes VAT. New roof snagging starts from £150, including VAT. We confirm the exact price before booking.

Buying a home or a new roof in Nyetimber

Nyetimber lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you’re buying or signing off new work. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If yours is one of the older homes in the streets near The Parish Church of St Thomas A Becket, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Bognor Regis station, a written report helps before buying a rental or paying for a new roof on one.

Nyetimber is about 2 miles south-west of Bognor Regis, in West Sussex. Nyetimber gets the same service as everywhere else we work: a careful inspection, photographs and a written report. We cover towns and villages across West Sussex, large and small. Our Portsmouth page covers surveys nearby.

Surveys in PO21 work the same way as everywhere else we cover. Whether your property is on Lion Road, Hook Lane and Anson Road or anywhere close by, we can survey it. Nearby, we also carry out new roof snagging in Pagham (1 mile south-west), Aldwick (1 mile east), South Mundham (2 miles north-west), Fisher (2 miles north-west) and Sidlesham (2 miles west). Further out, we also cover Worthing (15 miles east), Chichester (5 miles north-west), Selsey (4 miles south-west), Littlehampton (9 miles east), Emsworth (10 miles north-west) and Rustington (10 miles east).

When you need someone else

  • Areas out of view from every safe viewpoint
  • Settling a dispute with your roofer or builder

FAQs for Nyetimber

Does being near the coast affect roofs in Nyetimber?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Does a conservation area affect roof work in Nyetimber?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we’ll explain what’s needed.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you deal with my roofer if there is a problem?

No, we report on the roof and don’t take sides. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Do you cover Nyetimber?

Yes. We survey roofs across London and South East England, and that includes Nyetimber.

What’s the price of a snagging inspection?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. To get a price, call 07833 053749 or drop us an email.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we look for on each type of roof

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

Ridges, hips and verges

The top and edges of a roof are the most exposed. We check mortar, dry-fix systems and fixings where they can be seen.
