Gutter Survey in Nyetimber

- Leaves and moss blocking gutters
- Sagging gutters and loose brackets
Signs you need a gutter survey in Nyetimber
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.
Most people get in touch when they’ve noticed one of these:
- Joints that drip after rain
- Brackets that have dropped or snapped
- Downpipes that are split or coming away
- Blocked outlets and hoppers
The streets around a church like The Parish Church of St Thomas A Becket are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Gutter survey in Nyetimber: what you get
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed sagging gutters and loose brackets and gutters overflowing in heavy rain, a survey will tell you what’s going on, whatever the roof.
Trees around homes in smaller places like Nyetimber drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

How it works
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking around Nyetimber is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
Before the survey
- Let us know where we can park nearby
- Make a note of anything you’d like us to look at

Local roofs in Nyetimber
The coast is about 1 mile or less from Nyetimber, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces like Avisford can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Bognor Regis station, a dated record of the roof is useful when planning maintenance across a let.

What affects the cost of gutter surveys
Prices vary from roof to roof, and it comes down to:
- Extensions, dormers and garages with roofs of their own
- Basic, Standard or Premium
- Whether it is a home or a commercial building
- Roof area
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Booking your survey
The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:
- Dates you are working to, like exchange
- Anything about access we should know
- Where any leaks, stains or damp patches show inside
- Why you want a survey: buying, a leak, a storm or new work
We survey roofs on any day of the week. To arrange a day that suits you, call 07833 053749 or email us with the address and the days you’d prefer.
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Surveys for landlords and agents in Nyetimber
We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the gutter, which helps you plan work between tenancies.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
What a gutter survey doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Underground drains, which need a CCTV drain survey
- Damage hidden inside walls or behind boards
- Asbestos testing of old gutters, downpipes or soffits
