Gutter survey in Aldwick
Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at leaves and moss blocking gutters and downpipes that are split or coming away, across outlets and hoppers, fascias and soffits and downpipes.
In a smaller place like Aldwick, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

What happens on the day
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Being in a smaller place like Aldwick doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Make sure the loft hatch can be reached
- Jot down any questions you want answered
- Keep pets inside or away from the areas we’re looking at

Advice
What affects the cost of gutter surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- Features like valleys, chimneys, dormers and parapets
- Height and safe access
Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.
What to tell us when you get in touch
Here’s what helps us most when you contact us:
- What’s prompted the survey
- The style of property, from a terrace to a block
- Whether there’s a loft hatch, a shared roof or tricky access
- Your postcode, so we can check access and travel
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.
Before and after the survey
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Don’t leave hidden gutters out of a clear-out
- Watch the gutters during heavy rain
- Check the loft with care after heavy rain
- Check that downpipes are firmly fixed to the wall
For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.
Aldwick: your questions answered
Is my home in Aldwick listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can a landlord with a rental near Bognor Regis station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
Is there a good time of year to book a gutter survey?
Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
What happens next?
You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do you survey underground drains?
No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
DIY checks: what’s safe
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
What a gutter survey looks like in Aldwick
Aldwick lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
The streets around a church such as St Richard’s Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Nyewood CofE Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Aldwick is about 1 mile south-west of Bognor Regis, in West Sussex. Wherever you are in Aldwick, we can carry out gutter surveys at your property. Our West Sussex coverage includes Aldwick and the places around it. For surveys nearby, see our Portsmouth page.

Signs you need a gutter survey in Aldwick
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
These are some of the problems a survey can pick up:
- Water backing up from a hidden gutter
- Soffits marked by water
- Cracked or loose downpipes
- Leaks at the gutter joints
Trees in and around West Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Questions to ask before you book
- Whether you get a written report with photos
- Their insurance cover
- Whether the loft is part of the inspection
- How much experience they have with roofs like yours
Why act early in Aldwick
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Around Aldwick, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.
