DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

Roof survey in Fisher

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a careful look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey flat roofs, lead flashings and clay and concrete tiles, and people most often book us about gaps in the roof where coverings have gone and blocked, sagging or leaking gutters.

Some older homes in villages like Fisher are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Useful tips for Fisher property owners

From years of surveys, a few habits stand out as worth the effort:

  • Clear the loft hatch area before we arrive
  • Keep the report with your property records
  • Find records of any re-roofing or repairs
  • Do not climb onto the roof yourself

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

What a roof survey looks like in Fisher

Fisher is within about 2 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If your home is one of the older ones in the streets near St Leodegar's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Chichester High School For Girls: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Chichester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Common questions in Fisher

Do you survey roofs for landlords with property near Chichester station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Fisher listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We do not provide structural calculations.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. For an older or listed building in a place like Fisher, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Surveys for landlords and agents in Fisher

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Landlords, agents and building managers in Fisher and across West Sussex can book any of our surveys. To discuss a property or a block, phone 07833 053749 or use the contact form.

What a roof survey doesn’t cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What our survey covers.

What this survey covers

  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings
  • Flat roofs

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes an hour or two for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Fisher often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Check pets are kept safely away
  • Let us know about parking before the day
  • Make a note of anything you’d like us to look at
