About our roof survey in Church Norton
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’re worried about lifted, split or missing lead flashings and slipped, cracked or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Church Norton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Tips from our surveys
There is plenty you can do without going near the roof. Here’s what helps most:
- Leave roof access to professionals
- Have details of recent roof work to hand
- Photograph stains when they appear
- Look for debris in the garden after high winds
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Different roofs, different checks
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
What happens on the day
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Church Norton can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
Before we arrive
- Jot down any questions you want answered
- If you’re buying, check with the agent that we can get in
- Clear the way to the loft hatch

Church Norton questions
Does a conservation area affect roof work in Church Norton?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you survey roofs for landlords with property near Bognor Regis station?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or email us and tell us about the building, including who will give access on the day.
How much is a survey?
Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Will you climb onto the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

Local roofs in Church Norton
The coast is about 1 mile or less from Church Norton, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
Take an older house close to St Wilfrid's Chapel: old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Bognor Regis station may find that a dated record of the roof is useful when planning maintenance across a let. If you look after a building like The Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
