Lagness: your questions answered
Will you come out to Lagness?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Bognor Regis station. Can you check the roof?
Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.
Do you take photos of the roof?
Yes. The report includes photos of what we found, so you can see each point for yourself.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
How fast do I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Gutter survey in Lagness
Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey valley gutters, parapet and box gutters and downpipes, and common reasons people get in touch are hoppers and outlets full of debris and joints that drip after rain.
In a small place like Lagness, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

What affects the price in Lagness
Not every roof costs the same to survey, for these reasons:
- Whether thermal imaging or a drone is needed
- Commercial roofs and larger buildings
- Chimneys, valleys, parapets and other details
- Building height and the viewpoints available
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
If you can, have these to hand when you contact us:
- Whether there’s a loft hatch, a shared roof or tricky access
- The reason for the survey, such as buying, a leak or storm damage
- The type of building and roof, such as pitched or flat
- Pictures of the roof from a safe spot, if you have them
Getting a price is simple: just call 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
What happens on the day
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Lagness can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
Before we arrive
- Leave side gates unlocked
- Show us where any leaks or stains appear
- Make sure pets are kept safely away

DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
What we cannot see
It’s a careful look at the gutter, not the whole story. The main limits are:
- Hidden sections we can’t view safely
- Blockages deep inside downpipes
- Pipes below ground level
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.
What we look at
- Eaves gutters
- Downpipes
- Valley gutters
- Fascias and soffits
- Parapet and box gutters
- Outlets and hoppers
Leave it or get it looked at?
It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. In a place like Lagness, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Local roofs in Lagness
The coast is about 3 miles or less from Lagness, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. The wider area around Lagness has a long history of building, with Goodwood House about 4.9 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like Rose Green Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Bognor Regis station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Avisford can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
