Local flat roofs in Castle Town

Castle Town is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Historic houses such as Portslade Manor, about 4.2 miles south-east, show how far back building in the area around Castle Town goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Landlords with a home close to Shoreham-By-Sea station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Upper Beeding Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Castle Town is about 3 miles north of Shoreham-by-Sea, in West Sussex. In Castle Town, as across West Sussex, every roof gets the same careful survey. We cover towns and villages across West Sussex. You can also see our page for Brighton.

Flat roof survey in Castle Town

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We’re frequently asked to look into splits, cracks and crazing and blocked or damaged outlets, across single-ply membranes, mastic asphalt and GRP fibreglass.

Flat roofs on exposed homes in small places like Castle Town take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Tips that help

These tips come from what we see on roofs every week:

  • Check ceilings under the roof for damp patches
  • Plan a survey before the covering reaches the end of its usual life
  • File the paperwork for the roof and any repairs
  • Note where water lies after a downpour

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

There is no need for technical words. It’s enough to let us know:

  • The property’s address and postcode
  • The reason for the survey, like buying, a leak or storm damage
  • When you need the report by
  • Whether there’s a loft hatch, a shared roof or tricky access

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, ring 07833 053749 or drop us an email.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Your questions about flat roof surveys in Castle Town

Do you cover smaller places like Castle Town?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Castle Town listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

When to book a survey in Castle Town

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

It’s worth booking a survey if you’ve seen:

  • Damaged trims at the roof edge
  • Upstands pulling away from walls
  • Blisters and bubbles in the covering
  • Outlets choked with leaves and silt

For an older house near a landmark such as St Botolph's Church, flat-roofed rear additions and dormers added over the years are worth checking.

What to check before booking

  • How much experience they have with roofs like yours
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the price includes VAT
  • What they won’t be able to tell you

What’s in a roof survey

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for a small flat roof at home, and longer for a large commercial one. You are welcome to ask questions while we are there. For a village or hamlet like Castle Town, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Check the loft hatch can be reached
  • Jot down any questions you want answered
  • Note where any stains or damp appear
