Signs you need a roof leak investigation in Castle Town

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

We’re frequently asked to look at:

  • Staining around the chimney inside
  • Damp walls below an overflowing gutter
  • Ceiling stains that grow after rain
  • Leaks at a dormer or roof window

Homes near green spaces like Hillside Park (parke sa Hiniusang Gingharian) can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • Whether VAT is in the quoted price
  • What happens after the report arrives
  • What insurance they carry
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What to expect from a roof survey

Roof leak investigation in Castle Town

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. We’re frequently asked to look into damp ceilings under a flat roof and wet patches on loft insulation, on flat roof details, rooflights and dormers and lead flashings.

Somewhere as small as Castle Town, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Questions from Castle Town

Is my home in Castle Town listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Castle Town?

Yes, Castle Town is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Why isn’t the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a pitched roof it frequently runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

How should I prepare for the leak investigation?

Make sure the loft can be reached. Have any photos of the leak ready, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or send us an email.

What a roof leak investigation looks like in Castle Town

Castle Town lies within about 4 miles of the sea, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Different coverings let water in at different points, which shapes where the search starts.

If you own a rental within reach of Shoreham-By-Sea station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take a building like Upper Beeding Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Castle Town is about 3 miles north of Shoreham-by-Sea, in West Sussex. We survey roofs in Castle Town and the rest of West Sussex, as part of our work across London and South East England. Our West Sussex coverage includes Castle Town and the places around it. There is also a page for Brighton.

We also work in nearby towns such as Horsham (13 miles north), Worthing (6 miles south-west), Haywards Heath (12 miles north-east), Burgess Hill (9 miles north-east), Littlehampton (11 miles south-west) and Lancing (4 miles south).

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Prices for roof leak investigations in Castle Town

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The use of thermal imaging or a drone
  • How big the roof is
  • House, block, shop or office
  • Basic, Standard or Premium

Roof leak investigation starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What we need to know

To price your survey accurately, we’ll ask about:

  • Your postcode, so we can check access and travel
  • Dates you are working to, such as exchange
  • Access details, like a loft hatch or a shared roof
  • Where water is showing inside, if it is

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

When you need someone else

A survey is a careful look at the leaking roof, but it can’t do everything. Its limits include:

  • Plumbing leaks that look like roof leaks
  • What’s under the covering or behind the plaster
  • An intermittent leak that shows no trace on the day

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Valleys and parapet gutters
  • Chimney stacks
  • Slate and tile slopes
  • The roof space
  • Lead flashings
  • Rooflights and dormers
  • Flat roof details

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for most houses, and about three to four hours for a commercial roof. Somewhere as small as Castle Town, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Keep pets in another room
  • Leave side gates unlocked
  • Agree roof access with the managing agent if it is shared
