Flat roof surveys for homes and businesses in Kingston by Sea

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed outlets that hold water back and upstands pulling away from walls, we can find out what’s behind it.

Around a smaller place like Kingston by Sea, flat roofs usually cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check that new brackets or units haven’t damaged the covering
  • Watch the ceilings below the flat roof for stains
  • Clear roof outlets and gutters each autumn
  • Look for standing water a day after rain

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Common roof problems in Kingston by Sea

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Here are some of the things we see frequently:

  • Outlets choked with leaves and silt
  • Leaks around rooflights
  • Cracked or split membrane
  • Edge trims that have lifted or split

For site and facilities teams at buildings like Glebe Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Choosing a roof surveyor

  • Whether the loft space is looked at, where there is one
  • How long the report takes to arrive
  • Which limits apply to the survey
  • Which parts of the roof they’ll actually see

What a good roof survey covers

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. In a smaller place like Kingston by Sea, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Some parts of a survey depend on the weather, so a visit to Kingston by Sea is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photographs and our recommendations.

How to prepare

  • Tell us about parking before the day
  • Keep pets inside or away from the areas we’re looking at
  • Point out any leaks or damp patches

Advice

FAQs for Kingston by Sea

Is my home in Kingston by Sea listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Kingston by Sea, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you test old roof sheets for asbestos?

We do not test for asbestos. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Do you look in the roof space?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

How long will you be at the property?

Expect it to take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. You’ll then get the report by email.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Local flat roofs in Kingston by Sea

The coast is about 2 miles or less from Kingston by Sea, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church such as St Michael and All Angels Church are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Portslade Manor, about 1 mile east, is one of the historic houses in the wider area around Kingston by Sea. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.

What we look for on each type of roof

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

What a survey costs

When we price a survey, we consider:

  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • How big the roof is

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Getting in touch

We will typically ask about:

  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat
  • Access details, such as a loft hatch or a shared roof

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or drop us an email.
