About our thermal roof survey in Kingston by Sea
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. If you are worried about heat escaping through the roof and leaks far from where the stain appears, a survey will tell you what’s going on.
Even in a smaller place like Kingston by Sea, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help
A little preparation and a few simple habits help. Our tips:
- Do not switch the heating off before the visit
- Do not climb onto the roof to look for leaks yourself
- Keep outlets and gutters clear to stop water sitting
- Note where damp appears and after what weather
Premium Surveys include an in-person consultation, so you can go through the images with us. There’s a 12-month follow-up too.
Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.
Why it’s worth a survey now in Kingston by Sea
Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. Tradespeople may need to travel further to a smaller place like Kingston by Sea, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Questions from Kingston by Sea
Is Kingston by Sea within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Does a conservation area affect roof work in Kingston by Sea?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How long does the survey take?
Most surveys take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The report follows by email.
What do I do with the report?
You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
Do you climb onto every roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How it works
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Being in a smaller place like Kingston by Sea doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit
- Unlock side gates and any roof access doors
- For a flat or shared roof, check access with whoever owns or manages the building
- Have any questions written down, so nothing gets missed
How to book
Booking is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we will suggest the right survey. The price is agreed up front.

When to book a survey in Kingston by Sea
Once a leak has been fixed, people often ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.
A survey makes sense if you’ve noticed:
- Moisture around outlets and upstands
- Cold spots on ceilings under the roof
- Patches of heat loss across the roof
- Damp patches with no obvious cause
Take an older house close to St Michael and All Angels Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
Before booking anyone

- Whether VAT is added on top
- Will the report include photos?
- Whether you can ask questions once you have the report

What you can safely check yourself
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
