Pre-purchase roof surveys in Kingston by Sea: local notes

Kingston by Sea is within about 2 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. With Portslade Manor about 1 mile east, Kingston by Sea sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as St Michael and All Angels Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Pre-purchase roof survey in Kingston by Sea

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. We survey chimney stacks, natural slate and gutters and downpipes, and people most often book us about lead that has worked loose at a wall or chimney and roof slopes that look uneven or sagging.

Bungalows, chalet bungalows and older cottages are common in smaller places like Kingston by Sea, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you’re buying in Kingston by Sea or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Do you need a pre-purchase roof survey in Kingston by Sea?

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

A survey can pick up problems like:

  • Gutters that overflow or drip at the joints
  • Damp timbers or stains in the loft
  • Roof slopes that look uneven or sagging
  • Cracked flaunching or crumbling chimney pointing

Landlords with a home close to Southwick station may find that a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • Is there a chance to talk the report through?
  • Whether any drone flown is registered with the CAA
  • Whether they hold professional indemnity and public liability insurance
  • When you’ll get the report

Questions from Kingston by Sea

How do I find out if my home in Kingston by Sea is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do roofs near the sea, like those around Kingston by Sea, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do you go up on the roof?

Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where applicable.

Will you need to get into the loft?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

How long will you be at the property?

On site, it normally takes an hour or two at most homes, or half a day or so for a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Honest limits

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • Whether timbers meet design loads
  • Asbestos testing of any kind
  • Whether the price should change, which is between you and the seller

Landlords, agents and block managers in Kingston by Sea

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays and at weekends, which can make access easier.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Request records of any re-roofing
  • Watch for stains or fresh paint on ceilings below the roof
  • Book once your offer is accepted
  • Find out whether the roof has been replaced or patched

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for a house, or half a day or so for a commercial building. A visit to a smaller place like Kingston by Sea is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Preparing for the visit

  • Find any records of previous roof work
  • Let us know about parking before the day
  • If the roof is shared, arrange access with whoever manages the building
