Drone roof survey in Kingston by Sea

From the air, the outer surfaces are clear, but it cannot see under the coverings or into the loft. We check the loft from inside where it’s safe, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there is no safe loft access, the report says so. Common reasons to book are ridge pieces that have lifted and storm damage on steep or tall roofs, on tall and steep roofs, fragile roofs and flat roofs on upper floors.

Even in a smaller place like Kingston by Sea, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone can’t fly safely in strong wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Whether the roof structure meets design loads
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in high wind or heavy rain

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What a survey covers and does not.

Kingston by Sea questions

Can you fly a drone over a roof in Kingston by Sea?

The answer turns on the exact location and the conditions on the day. Kingston by Sea is about 3 miles from Brighton City (Shoreham) Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying.

Do you cover smaller places like Kingston by Sea?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

What happens next?

You’ll get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What if it rains on the day?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Will you check the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Roof by roof

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. We will say if a specialist is needed.

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. You can’t see it from the street at all, but a drone shows it clearly.

What happens on the day

Every roof is different; as a rough guide, the survey takes an hour or two at a typical home, and longer for a large or complex roof. You’re welcome to ask questions while we are there. With a bit of garden around a house, as there often is around Kingston by Sea, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

What happens if roof problems are left?

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It helps when you plan ahead. Around Kingston by Sea, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
