Chimney survey in Jacob's Post
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. We are often asked to look into gaps where the stack meets the roof and worn or missing pointing, across shared and party-wall stacks, lead flashings and chimney pots and cowls.
In a village or hamlet like Jacob's Post, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type
Lead flashings
Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Why get it checked now?
If you are thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. In a small place like Jacob's Post, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

FAQs for Jacob's Post
Do you cover smaller places like Jacob's Post?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is my home in Jacob's Post listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Is it a problem to have an unused chimney?
It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.
What causes damp on a chimney breast?
Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.
What happens next?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Chimney surveys in Jacob's Post: local notes
Ockenden Manor, about 3.2 miles north, is one of the historic houses in the wider area around Jacob's Post. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
For landlords with property near Burgess Hill station, a dated record of the roof is useful when planning maintenance across a let. Take a building like The Gattons Infant School: large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Providence Strict Baptist Chapel, its roof may have old fixings, lead flashings and chimneys that need a closer look.

The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Somewhere as small as Jacob's Post, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- We send a written report with photos, the defects found and what we recommend.
Preparing for the visit
- Find any records of previous roof work
- If it isn’t your property yet, arrange access through the agent
- Show us where any leaks or stains appear

How we price chimney surveys
To price your survey, we check:
- The roof’s overall size
- Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
- Height and safe access
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What we need to know
A few details help us recommend the right survey and price. When you get in touch, it’s useful to mention:
- How the loft is reached, if there is one
- The kind of building and roof involved
- Pictures from the garden or a window, if you have them
- Your postcode, so we can check access and travel
Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or email us to find out.
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
