Roof surveys in East Preston

Roof surveys for homes and businesses in East Preston

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, clay and concrete tiles and chimney stacks, and people most often book us about flashings that have come away from the wall and standing water on a flat roof.

Around East Preston, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How it works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Being in a smaller place like East Preston doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Have any paperwork from past roof work to hand

Advice

Different roofs, different checks

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.

Surveys for landlords and agents in East Preston

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photos.

Questions from East Preston

Do you cover smaller places like East Preston?

Yes, East Preston is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does being near the coast affect roofs in East Preston?

Often, yes. Within about 1 mile of the sea, as East Preston is, metal fixings wear faster and gales find any loose ridge or slate.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

How long does the visit take?

It normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • House, block, shop or office

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

What to tell us when you contact us

When you call or email, these details help:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • Dates you’re working to, such as exchange
  • Anything about access we should know

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or use the contact form.

When to book a survey in East Preston

Some damage starts inside the roof space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.

Here are some of the things we see frequently:

  • Flashings that have come away from the wall
  • Gutters that overflow in heavy rain
  • Cracked mortar along the ridge
  • Ponding, splits or blisters on flat roofs

If you live in an older home near The Parish Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • What the survey will not cover
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • When you’ll get the report

What a good roof survey covers

Roof surveys in East Preston: local notes

East Preston is within about 1 mile of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings like East Preston Infant School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Angmering station, the gap between tenancies is a good time to have the roof looked at.
