Goring-by-Sea homes and their roofs

The coast is about 1 mile or less from Goring-by-Sea, and places near the sea get more salt in the air and more wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Ecclesden Manor, about 2.3 miles north-west, is one of the historic houses in the wider area around Goring-by-Sea. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you own a rental within reach of Goring-By-Sea station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark like St Mary's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Pre-purchase roof survey in Goring-by-Sea

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you are worried about gaps where slates or tiles have come loose and damp timbers or stains in the loft, we can find out what’s behind it, whatever the roof.

Smaller places like Goring-by-Sea frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Goring-by-Sea. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Why it’s worth a survey now in Goring-by-Sea

Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Blocked gutters on homes around Goring-by-Sea overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the exact price before booking.

What you get with us

  • Thermal imaging and drone inspection where they help
  • Plain-English reports with photos

How we price pre-purchase roof surveys

Several things affect the price of a survey:

  • Roof area
  • Which survey package you book
  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes between one and two hours at a typical house, with time for the loft where it can be reached. In a smaller place like Goring-by-Sea, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices
  • Leave a clear route to the loft

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Anything beyond the roof, which a full home survey covers
  • Whether the price should change, which is between you and the seller
  • A structural engineer’s report

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and does not.

Goring-by-Sea questions

Do you cover smaller places like Goring-by-Sea?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is my home in Goring-by-Sea listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is usually arranged through the agent or seller.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Surveys for landlords and agents in Goring-by-Sea

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

We survey roofs for letting agents and landlords as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.
