Pre-purchase roof surveys for homes and businesses in Durrington

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. Common reasons to book are worn or lifted lead flashings and gutters choked with leaves and moss, across the roof space, gutters and downpipes and chimney stacks.

Smaller places like Durrington frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Durrington. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Tell us your exchange date when booking
  • Ask who repairs the roof under the lease
  • Look for fresh paint on upstairs ceilings at viewings
  • Share the report with your solicitor

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Common questions in Durrington

Is my home in Durrington listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Durrington within the area you cover?

Yes, Durrington is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or email us.

How long does a pre-purchase roof survey take?

It usually takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Can I take the findings back to the seller?

Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

How the survey works

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours at a typical home, and longer for a large or complex roof. A visit to a smaller place like Durrington is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Getting ready for the survey

  • Jot down any questions you want answered
  • Tell us about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work

Durrington homes and their roofs

Durrington is within about 3 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. About 2.6 miles west lies Ecclesden Manor, a reminder of how long the area around Durrington has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St Symphorian's Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Durrington is about 1 mile north-west of Worthing, in West Sussex. Durrington is one of many places we visit across West Sussex. Across West Sussex, we cover Durrington and the places around it. You can also see our page for Brighton.

We work across BN13 and BN12 for pre-purchase roof surveys. If you need a pre-purchase roof survey at a property on Lyn Road, New Road and Tavy Road or a nearby road, we can survey it. Close by, we survey roofs in Cote (1 mile north-west), High Salvington (1 mile north), Goring-by-Sea (2 miles south), Clapham (2 miles north-west) and Patching (2 miles north-west). When you need someone else

To be straight with you, a roof survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • Whether the price should change, which is between you and the seller
  • Defects hidden under coverings or inside walls without opening up

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Gutters and downpipes
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

When to book a survey in Durrington

Most viewings never get near the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Common reasons to book include:

  • Flashings that have lifted or split
  • Ponding, blisters or splits on a flat roof
  • Roof slopes that look uneven or sagging
  • Slates or tiles that have slipped or gone

For landlords with property near Durrington-On-Sea station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • Which viewpoints they use to see the roof
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How soon the report will arrive

What’s in a roof survey

What we look for on each type of roof

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.
