High Salvington Pre-Purchase Roof Survey

How a pre-purchase roof survey works in High Salvington
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey chimney stacks, lead flashings and valleys and clay and concrete tiles, and the problems we are asked to look at most are gaps where slates or tiles have come loose and a ridge or slope that dips.
Houses in smaller places like High Salvington can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather typically shows first. Whether you are buying or signing off new work, those edges deserve a proper look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Tips from our surveys
From years of surveys, a few habits stand out:
- Ask when the roof was last worked on
- Notice patches of new decoration in top-floor rooms
- Do not leave it until just before exchange
- Request records of any re-roofing
It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Questions from High Salvington
Is the coastal weather around High Salvington hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How do I find out if my home in High Salvington is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.
How do I book a survey in High Salvington?
It is easiest to call 07833 053749 or email us. Give us the address and some details about the roof, and we will point you to the right survey. We survey on weekdays and at weekends.
Do you cover High Salvington?

What affects the cost of pre-purchase roof surveys
Prices vary from roof to roof, and it comes down to:
- Commercial roofs and larger buildings
- Height and safe access
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
Every price we give includes VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
Getting the details right at the start saves time. Please include:
- Access details, like a loft hatch or a shared roof
- The reason for the survey, such as buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
- Any stains, drips or damp patches you’ve seen indoors
To book a survey, call 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Being in a smaller place like High Salvington does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photographs and recommendations before you exchange.
Preparing for the visit
- Keep pets out of the way during the survey
- Clear the way to the loft hatch
- Agree roof access with the managing agent if it is shared

What we look for on each type of roof
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.
Buying a home or a new roof in High Salvington
High Salvington lies within about 4 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Ecclesden Manor lies about 3.1 miles south-west, so building around High Salvington goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you let a flat or house near Durrington-On-Sea station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Signs you need a pre-purchase roof survey in High Salvington
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Look out for signs like these:
- Slates or tiles that have slipped or gone
- Worn or lifted lead flashings
- Blistered or split felt on a flat roof
- Quick fixes on flashings and valleys
If yours is one of the older homes in the streets near St Peter, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before booking
- Are they insured for the work?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How much experience they have with roofs like yours
- What happens after the report arrives
