Gay Street questions
Is Gay Street within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Is Gay Street in the area you cover?
Yes, Gay Street is one of the places we work. The survey and report are the same in Gay Street as anywhere else.
What happens next?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you look in the loft space?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Electronic leak detection in Gay Street: what you get
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see, so your roofer can repair them. The results come in a report with photos. Typical surveys look at waterproofing to test before it’s covered and holes around roof penetrations, on commercial flat roofs, flat roof membranes and liquid-applied waterproofing.
In a small place like Gay Street, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Electronic leak detection around Gay Street
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 2.4 miles south-west lies Old Place Manor, a reminder of how long the area around Gay Street has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Gay Street is about 9 miles south-west of Horsham, in West Sussex. Anywhere in Gay Street, we can come and survey your property. Gay Street is one of the towns and villages in West Sussex where we work. For surveys nearby, see our Crawley page.

What we look for on each type of roof
Single-ply membranes
Single-ply can be punctured by tools or fixings. ELD can locate them.
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Testing may still be possible, depending on the build-up.
Why act early in Gay Street
Water trapped under a membrane can soak insulation and decking. Locating it early helps limit the damage. Where a roof is exposed, as many are in small places like Gay Street, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the exact price before you book.

Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Note where leaks show inside and when
- Do not let outlets block
- Get leaks traced quickly
- Have roof specifications to hand
After your roofer repairs the breaches, a retest can confirm them if the build-up allows.
Act on leaks quickly. Water under a membrane can spread.
Signs you need electronic leak detection in Gay Street
Repeated leaks after repairs suggest the real breach hasn’t been found. Electronic testing helps pinpoint it.
Typical things we’re asked to look at include:
- Leaks showing away from the breach
- Breaches hidden under paving or planting
- Holes around roof penetrations
- New roofs to check before paving or planting
For landlords with property near Pulborough station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What we do, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes a time that depends on the size of the roof and how it’s built, which we set out in the quote. Older rural homes like those around Gay Street can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- The membrane is tested and breaches are found.
- A report with photographs shows where each breach is.
Before the survey
- Make sure pets are kept safely away
- If it isn’t your property yet, arrange access through the agent
- Let us know where we can park nearby
