When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A valuation or a promise of a lower price
  • Structural calculations (that’s a structural engineer’s job)
  • Walls, floors, services and rooms below the roof

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Pre-purchase roof surveys for homes and businesses in Gay Street

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey flat-roofed extensions and dormers, natural slate and gutters and downpipes, and the problems we are asked to look at most are patch repairs that may hide an ongoing problem and standing water on a flat extension roof.

Being in a small place like Gay Street makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Leave it or get it looked at?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays and at weekends, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. In a small place like Gay Street, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Gay Street, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • Make a note of anything you’d like us to look at
  • For flats, make sure roof access has been agreed
  • Find any records of previous roof work

Advice

Different roofs, different checks

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.

Lead flashings and valleys

Many leaks start at a flashing, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.

When to book a survey in Gay Street

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

A survey makes sense if you’ve noticed:

  • Gaps where slates or tiles have come loose
  • Loose pots and cracked flaunching
  • Patch repairs that may hide an ongoing problem
  • Gutters that overflow or drip at the joints

If you own a rental within reach of Pulborough station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before you book any roof surveyor

  • Is VAT included in the price?
  • What exactly goes into their report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

Prices for pre-purchase roof surveys in Gay Street

Prices always include VAT. The things that change the price are:

  • House, block, shop or office
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What we need to know

We will typically ask about:

  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access

When you are ready to go ahead, ring 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Buying a home or a new roof in Gay Street

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses such as Old Place Manor, about 2.4 miles south-west, show how far back building in the area around Gay Street goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Gay Street is about 9 miles south-west of Horsham, in West Sussex. Roofs in Gay Street get the same thorough look as anywhere else in West Sussex. Our area takes in places right across West Sussex, from the larger towns to small villages. Our Crawley page covers surveys nearby.

Common questions in Gay Street

Is my home in Gay Street listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Gay Street?

Yes, Gay Street is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property.

How do I book a survey in Gay Street?

To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is a roof survey worth having alongside a home survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, with a written report and photos. It is not a RICS survey and does not cover the rest of the house.

What if it rains on the day?

Light rain doesn’t normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
