Common questions in Gay Street

Is Gay Street in the area you cover?

Yes. We survey roofs across London and the South East, and Gay Street is part of that. Just ring 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Gay Street?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

How a flat roof survey works in Gay Street

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. If you’re worried about standing water left after rain and cracked or split membrane, a survey will tell you what’s going on.

In a village or hamlet like Gay Street, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we do, step by step

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Older rural homes like those around Gay Street can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Keep pets out of the way during the survey
  • Note where any stains or damp appear

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the deck or insulation hidden under the covering
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Flat roof surveys in Gay Street: local notes

Old Place Manor, about 2.4 miles south-west, is one of the historic houses in the wider area around Gay Street. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Gay Street is about 9 miles south-west of Horsham, in West Sussex. Wherever you are in Gay Street, we can carry out flat roof surveys at your property, on a weekday, Saturday or Sunday. Our area takes in places right across West Sussex, from the larger towns to small villages. Our Crawley page covers surveys nearby.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Check that new brackets or units haven’t damaged the covering
  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains
  • File the paperwork for the roof and any repairs

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

When to book a survey in Gay Street

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

Typical things we are asked to look at include:

  • Leaks around rooflights
  • Damaged trims at the roof edge
  • Dips that suggest the deck is deflecting
  • Cracked or split membrane

If you own a rental within reach of Pulborough station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before you book any roof surveyor

  • Their report turnaround times
  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Whether you can ask questions once you have the report

What a roof survey includes

What we look for on each type of roof

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Leave it or get it looked at?

A small split in a flat roof is normally a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. Outbuildings and barns around Gay Street are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
