Flat roof survey in Adversane: what you get
If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We’re often asked to look into loose or cracked edge trims and splits and cracks in the covering, across EPDM rubber, GRP fibreglass and felt flat roofs.
In a small place like Adversane, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Flat and commercial roofs around Adversane
About 3.2 miles south-west lies Old Place Manor, a reminder of how long the area around Adversane has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you look after a building like The Weald School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Tips that help
Over many surveys, some simple habits stand out:
- Never stand on rooflights or fragile sheeting
- Watch the ceilings below the flat roof for stains
- Limit foot traffic on the covering
- Keep records of when the roof was laid and what work has been done
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

Common roof problems in Adversane
No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
Signs worth acting on include:
- Failed seals around rooflight kerbs
- Outlets choked with leaves and silt
- Ponding water that does not drain away
- Raised blisters across the surface
If you own a rental within reach of Billingshurst station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What this survey cannot tell you
A survey is a close look at the flat roof, but it cannot do everything. Its limits include:
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. The full list of what we check.

What happens on the day
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Adversane can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.

Advice
Common questions in Adversane
Do you cover smaller places like Adversane?
Yes, Adversane is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Adversane is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.
How long is the visit?
That depends on the size and shape of the roof, but most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.
What happens next?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do you go up onto the roof?
Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.
