New roof snagging in Gay Street: local notes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. For a purchase or a newly finished roof, the materials decide which details matter most. With Old Place Manor about 2.4 miles south-west, Gay Street sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Landlords with a home close to Pulborough station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Gay Street is about 9 miles south-west of Horsham, in West Sussex. Wherever you are in Gay Street, we can carry out new roof snagging at your property, on a weekday, Saturday or Sunday. New roof snagging for homes and businesses in Gay Street

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can be seen safely including from the loft and the roof where it is safe. A photo report follows, ready to share with your roofer or builder. If you are worried about gutters or fascias damaged during the job and underlay at the eaves left exposed, a survey will tell you what’s going on.

Somewhere as small as Gay Street, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

FAQs for Gay Street

Does a conservation area affect roof work in Gay Street?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you carry out roof surveys in Gay Street?

Yes. We work right across London and South East England, and Gay Street is part of that. You can ring 07833 053749 or drop us an email with the address and some details.

How long will you be on site?

It usually takes an hour or two for most houses; commercial roofs usually need 3–4 hours. We will give you an idea as you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How do I arrange new roof snagging in Gay Street?

To book, phone 07833 053749 or use the contact form and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the new coverings
  • How the roof will perform for years to come
  • Details hidden from sight

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we check

  • New flat roofs
  • Replacement roofs
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes
  • Flashings and valleys

What a survey costs

We confirm the price for your roof before booking. These are the things that affect it:

  • Roof area
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

We will usually ask about:

  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property
  • What made you get in touch

You can call us seven days a week. To book or ask a question, phone 07833 053749 or email us.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Landlord and commercial surveys in Gay Street

Landlords, agents and building managers in Gay Street and across West Sussex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

Different roofs, different checks

Flashings

Flashings close the gap where the roof meets walls and stacks. We look at how they’re dressed, fixed and pointed.

Slate roofs

Natural slate can last 100 years or more, so the laying matters. We look for slipped, cracked or uneven slates.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for most homes, depending on how much new work there is to check. Around Gay Street, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

How to prepare

  • Let us know about parking before the day
  • Dig out any old roof reports or invoices
  • If it isn’t your property yet, arrange access through the agent
