Thermal roof survey in Gay Street: what you get

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We’re often asked to look into damp where roofs meet walls and chimneys and missing or slipped insulation, across pitched roof slopes, flat roofs and commercial roofs.

Somewhere as small as Gay Street, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. In a small place like Gay Street, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A formal energy assessment
  • Structural calculations, which need a structural engineer
  • Readings unaffected by sun, shade or reflections

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Gay Street: your questions answered

Is my home in Gay Street listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you carry out roof surveys in Gay Street?

Yes, Gay Street is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Can a thermal camera see water?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Why act early in Gay Street

For older village homes like those around Gay Street, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

Checking the roof from the ground

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Thermal roof surveys in Gay Street: local notes

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
