Your questions about electronic leak detection in Rock

Do you carry out roof surveys in Rock?

Yes, Rock is one of the places we work. Every survey there gets the same written report with photographs.

Is my home in Rock listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How much does electronic leak detection cost?

We quote for each roof individually. Send us details of the roof, and call 07833 053749 or drop us an email for a quote.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Is my roof suitable for ELD?

It depends on the membrane and the build-up. Let us know what you know about the roof and we’ll check whether ELD will work.

How electronic leak detection works in Rock

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photos of each breach found. Common reasons to book are leaks under green or ballasted roofs and holes left by work on the roof, on flat roof membranes, commercial flat roofs and single-ply roofs.

Somewhere as small as Rock, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes a length of time set by the membrane area and the build-up, which we’ll explain when we quote. Around Rock, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building

Electronic leak detection in Rock: local notes

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Historic houses such as Parham House, about 3.9 miles west, show how far back building in the area around Rock goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like St Mary's CofE Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If yours is one of the older homes in the streets near The Parish Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Build-ups without a suitable layer below
  • Areas we cannot reach or that can’t be tested
  • Water entering through details rather than the membrane

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

  • Commercial flat roofs

What affects the cost of electronic leak detection

The price reflects the time and kit the roof needs. That comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages

For a price for your roof in Rock, call 07833 053749 or send us an email with the address and some details. We’ll confirm the figure before booking.

What to tell us when you get in touch

A few details help us recommend the right survey and price. When you contact us, tell us:

  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you’re working to, such as exchange

A quick phone call is normally the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Act on new leaks promptly
  • Keep outlets clear of debris
  • Share any drawings of the roof
  • Stay off the flat roof unless needed

Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.

Don’t leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.

Roof by roof

EPDM rubber roofs

EPDM rubber roofs frequently last 30–50 years, but can still be punctured.

Inverted and paved roofs

Paving and terraces cover the membrane. Whether it can be tested depends on the build-up.

What happens if roof problems are left?

A visual inspection can miss tiny holes. ELD picks up breaches a visual check might miss where the roof suits it. For older village homes like those around Rock, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
