Roof surveys for homes and businesses in Rock

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey flat roofs, chimney stacks and ridges, hips and valleys, and common reasons people get in touch are water stains on rafters and ceiling joists and leaning or weathered chimney stacks.

Older buildings in small places like Rock may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a roof survey looks like in Rock

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. About 3.9 miles west lies Parham House, a reminder of how long the area around Rock has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Anyone responsible for a site like St Mary's CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Rock is about 6 miles north of Worthing, in West Sussex. In Rock, as across West Sussex, every roof gets the same careful survey. Our West Sussex coverage includes Rock. Brighton is in our area too.

Surveys in RH20 work the same way as everywhere else we cover. We offer roof surveys to properties on Old London Road, London Road and Lamorna Close. Close by, we survey roofs in Washington (1 mile south), Heath Common (1 mile north-west), Sullington (1 mile west), Warminghurst (2 miles north) and Storrington (2 miles west). We also work in nearby towns like Horsham (11 miles north), Worthing (6 miles south), Bognor Regis (15 miles south-west), Haywards Heath (15 miles north-east), Burgess Hill (12 miles east) and Littlehampton (9 miles south-west).

Around Rock

We work in homes and buildings around Rydon Community College and The Frankland Arms Public House. A little further out are The Storrington And District Museum (1.9 miles west). Not far away are Chanctonbury Hill.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for most houses, or half a day or so for a commercial building. In a small place like Rock, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Your questions about roof surveys in Rock

Will you come out to Rock?

Yes. Rock is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Rock is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you inspect the roof from on top?

Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

What do you check on a roof survey?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

  • Which survey package you book

Getting in touch

Getting the details right at the start saves time. Please include:

  • How the loft is reached, if there is one
  • Dates you’re working to, like exchange
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel

Getting a price is simple: just phone 07833 053749 or use the contact form and give us a few details about the property and we will suggest the right survey. We confirm the price before anything is booked.

Landlord and commercial surveys in Rock

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

What happens if roof problems are left?

By the time water marks a ceiling, it is frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. For an older or listed building in a place like Rock, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

All our prices include VAT. Roof survey starts from £150, including VAT. You will know the price for your roof before booking.

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Signs you need a roof survey in Rock

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Here are some of the things we see often:

  • Lifted, split or missing lead flashings
  • Standing water on a flat roof
  • Gutters that overflow in heavy rain
  • Torn or sagging underlay

The streets around a church like The Parish Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
