What affects the cost of roof surveys

To price your survey, we look at:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for the job before booking.

What we need to know

To price your survey accurately, we will ask about:

  • How the loft is reached, if there is one
  • Any deadline, like an exchange date
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode

Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

How a roof survey works in Abingworth

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We’re often asked to look into worn lead at chimneys and abutments and gaps in the roof where coverings have gone, across chimney stacks, natural slate and the roof space.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Abingworth homes and their roofs

Parham House, about 3.1 miles south-west, is one of the historic houses in the wider area around Abingworth. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near The Parish Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Pulborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What we are asked to look at in Abingworth

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Common reasons to book include:

  • Gaps in the roof where coverings have gone
  • Loose ridge or hip tiles
  • Flashings that have come away from the wall
  • Blocked, sagging or leaking gutters

If you look after a building like Thakeham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What’s in a roof survey

Landlord and commercial surveys in Abingworth

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What happens on the day

Once we’ve finished looking, we write up our findings as a report with photos. On timing, most surveys take an hour or two for a house, and longer for a large or complex roof. Cottages and farmhouses around Abingworth frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a report with photographs and recommendations.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Check pets are kept safely away
  • Leave side gates unlocked

Booking a survey

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. Leaning stacks and loose pots are recorded.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.

FAQs for Abingworth

Do you cover smaller places like Abingworth?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

I let a flat near Pulborough station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building.

Can you survey in bad weather?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

How long will you be at the property?

It usually takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Report times depend on the package.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.
