FAQs for Rock

Does a conservation area affect roof work in Rock?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover Rock?

We do. The survey and report are the same in Rock as anywhere else.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

Does your survey replace a RICS home survey?

No. It is a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.

Do you need access inside the house?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.

Pre-purchase roof surveys for homes and businesses in Rock

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. The findings come in a written report with photos. If you’ve noticed damp timbers or stains in the loft and a ridge or slope that dips, we can find out what’s behind it.

For a small place like Rock, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Pre-purchase roof surveys around Rock

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own one of the older houses in the streets near The Parish Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Historic houses such as Parham House, about 3.9 miles west, show how far back building around Rock goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Rock is about 6 miles north of Worthing, in West Sussex. We cover Rock and the rest of West Sussex, as part of our work across London and South East England. Across West Sussex, we cover Rock and the places around it. There is also a page for Brighton.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Rock can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Leave a clear route to the loft
  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with the freeholder or managing agent

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The size of the roof
  • Which survey package you book
  • Whether it’s a home or a commercial building
  • Height and safe access

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • Access details, such as a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • The address and postcode of the property

To book a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Honest limits

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Faults hidden behind ceilings, boards or coverings
  • A structural engineer’s report
  • A valuation or a promise of a lower price

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. What our survey covers.

What we look at

  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • The roof space

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Let us know your exchange date as you book
  • Ask for loft access on the day
  • Notice patches of new decoration in top-floor rooms
  • Arrange the survey as soon as your offer is agreed

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
