Electronic leak detection in Crabtree
ELD finds breaches in the membrane, not every cause of water getting in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. Our report keeps that distinction clear. We will point you to the likely next step. We survey liquid-applied waterproofing, single-ply roofs and roof terraces and balconies, and people most frequently book us about holes left by work on the roof and water coming in under a flat roof.
Flat roofs on exposed homes in small places like Crabtree take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
After the visit, you get a report with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

What electronic leak detection does not cover
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Build-ups without a suitable layer below
- The extent of water in the insulation
- Leaks from walls, copings or rooflights
If in doubt, ring 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.
What this survey covers
- Commercial flat roofs
- Roof terraces and balconies
- Green roofs
- Liquid-applied waterproofing
- Flat roof membranes
- Single-ply roofs
Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Your questions about electronic leak detection in Crabtree
Does a conservation area affect roof work in Crabtree?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Crabtree?
Yes, Crabtree is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
What will the report tell me?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Are you structural engineers?
No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
What is electronic leak detection?
The waterproofing membrane normally stops an electrical current, but a hole lets it through. That lets us find breaches that are too small to see.

Electronic leak detection in Crabtree: local notes
With Tyes Place about 4.3 miles north-east, Crabtree sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Take an older house close to Old Church House the Glebe: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For site and facilities teams at buildings such as Newells Preparatory School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Horsham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Crabtree is about 5 miles south-east of Horsham, in West Sussex. How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Somewhere as small as Crabtree, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.
Before we arrive
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches
- Make sure the loft hatch can be reached

Related advice
Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Find the breach before more patching
- Get leaks traced quickly
- Use boards when working on the roof
- Stay off the flat roof unless needed
Once repairs are made, the roof can be tested again if you want to check them if the build-up allows.
Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.
Why it’s worth a survey now in Crabtree
Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first, so the repair can be targeted. For older village homes like those around Crabtree, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.
