Questions from Crabtree

Is Crabtree within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can a landlord with a rental near Horsham station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and some details, including who will give access on the day.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.

What does a roof survey include?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How long will you be at the property?

On site, it normally takes about 1–2 hours for most houses, and longer for a large or complex roof. Report times depend on the package.

How a roof survey works in Crabtree

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We’re often asked to look into water stains on rafters and ceiling joists and ridge tiles that have lifted or moved, on the roof space, lead flashings and chimney stacks.

Some older homes in villages like Crabtree are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why it’s worth a survey now in Crabtree

By the time water marks a ceiling, it is frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a small place like Crabtree, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for most homes, depending on how many separate roofs there are. Somewhere like Crabtree needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Tell us about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work

How to book

Most bookings start with a short call: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

What we are asked to look at in Crabtree

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

A survey can pick up problems such as:

  • Water stains on rafters and ceiling joists
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs
  • Cracked mortar along the ridge

If you live near a park such as Leonardslee, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What to check before booking

  • Will the report include photos?
  • Whether the inside of the roof is included
  • Their report turnaround times
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Any need for thermal images or a drone flight
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can safely be seen
  • House, block, shop or office

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for the job before you book.

Getting in touch

You do not need to know any roofing terms. Just let us know:

  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Your timetable, such as an exchange date
  • The property’s address and postcode

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or email us.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads
  • A promise that the roof will not leak in future

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

Crabtree homes and their roofs

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Tyes Place, about 4.3 miles north-east, is one of the historic houses in the wider area around Crabtree. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Old Church House the Glebe, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Newells Preparatory School, large buildings have long gutter runs and big roofs that need checking like any other.
