Roof survey in Colwood: what you get

Our roof surveys cover Colwood and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, call 07833 053749 or email us. We survey chimney stacks, lead flashings and clay and concrete tiles, and people most often book us about worn or blocked valleys and gutters that overflow in heavy rain.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Common questions in Colwood

Do you cover Colwood?

We do. Every survey there gets the same written report with photos.

Will you come out to Colwood?

Yes, Colwood is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Useful tips for Colwood property owners

Over many surveys, some simple habits stand out:

  • Mention any flat roofs as well as the main roof
  • Mention any damp patches as you book
  • Hold on to the report for future surveys
  • Clear the loft hatch area before we arrive

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

When to book a survey in Colwood

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

Common reasons to book include:

  • Blocked, sagging or leaking gutters
  • Slates or tiles that have slipped or broken
  • Flashings that have come away from the wall
  • Torn or sagging underlay

If you live near a park such as Leonardslee, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Before you book any roof surveyor

  • How long they’ve been surveying roofs
  • What insurance they carry
  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

What a roof survey does not cover

In fairness, there are limits to any roof survey:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • A promise that the roof will not leak in future

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

What we look at

  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space

What a roof survey looks like in Colwood

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

With Tyes Place about 3.4 miles north-east, the area around Colwood has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

What affects the price in Colwood

The price reflects the time and kit the roof needs. That comes down to:

  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is
  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What to let us know when you get in touch

You don’t need to know any roofing terms. It is enough to let us know:

  • What kind of property and roof it is
  • The reason for the survey, like buying, a leak or storm damage
  • Anything about access we should know
  • Photos of the roof, taken safely from ground level or a window

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or use the contact form.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Colwood can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • Show us where any leaks or stains appear
  • Check we can get to the back of the property

Different roofs, different checks

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
