Electronic leak detection near Keymer

Why get it checked now?

Leaks left running can wet the insulation and deck. Finding the breach sooner limits that. On a bungalow or cottage around Keymer, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Electronic leak detection in Keymer: what you get

Our ELD report shows where each breach was found, with photos. It tells your roofer exactly where to repair rather than guessing. Repair costs are not part of the report; that is for your roofer to price. A retest after repairs can check the work, where the roof still suits the method. Results come in a written report with photos. We survey commercial flat roofs, green roofs and roof terraces and balconies, and common reasons people get in touch are punctures from foot traffic or tools and new roofs to check before paving or planting.

Around Keymer, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when booking. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Local flat roofs in Keymer

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For site and facilities teams at buildings like The Windmills Junior School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Hassocks station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Areas we can’t reach or that cannot be tested
  • Repairing the breaches (that is for your roofer)
  • Roofs whose membrane or build-up isn’t suitable

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

What we look at

  • Green roofs
  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Commercial flat roofs

What happens on the day

The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. A visit to Keymer is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

Advice

Surveys for landlords and agents in Keymer

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Tips that help

Here are a few things we’d tell any owner:

  • Keep outlets clear of debris
  • Do not leave water getting in
  • Have roof specifications to hand
  • Find the breach before more patching

If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that, and moisture readings can help.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.

Keymer: your questions answered

Is Keymer within the area you cover?

Yes. Keymer is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Keymer listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What’s the best way to book?

To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

When to book a survey in Keymer

When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs, depending on the build-up.

These are some of the problems a survey can pick up:

  • Leaks that return after repairs
  • Holes left by work on the roof
  • Leaks through a covered membrane
  • Damp inside with no sign on the roof

For an older house near a landmark such as St Cosmas and St Damian Church, the joins between later flat roofs and the old walls are where problems normally start.

Before you book anyone

  • Their report turnaround times
  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?
