About roof surveys in BN45

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey chimney stacks, natural slate and ridges, hips and valleys, and people most often book us about gutters that overflow in heavy rain and gaps in the roof where coverings have gone.

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across BN45: local notes

Across BN45, from Pyecombe, Poynings and Saddlescombe outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.

Several airports in London and South East England have flight restriction zones around them, so every drone flight in BN45 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given. Parts of BN45 are coastal, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Pyecombe: If you look after a building like Downlands Community School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Hassocks station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Surveys for landlords and agents in BN45

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Common roof problems in BN45

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

Look out for signs like these:

  • Ridge tiles that have lifted or moved
  • Water stains on rafters and ceiling joists
  • Flashings that have come away from the wall
  • Valley linings that have cracked or split

Honest limits

In fairness, there are limits to any roof survey:

  • What’s under the slates, tiles or felt
  • An exact number of years the roof has left
  • The condition of the rest of the building (that’s a RICS home survey)

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Find records of any re-roofing or repairs
  • Photograph stains when they appear
  • Mention any flat roofs as well as the main roof
  • Tell us about any leaks or stains you’ve seen

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Common questions in BN45

What’s the best way to book?

Simply ring 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

How long does the visit take?

It usually takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or send us an email.
