Tips from our surveys

Small things make a difference. Some pointers:

  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it
  • Watch the gutters during heavy rain
  • Book gutter clearing once a year, more frequently near trees

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

How a gutter survey works in Pyecombe

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey parapet and box gutters, outlets and hoppers and fascias and soffits, and the problems we are asked to look at most are valley or box gutters that overflow inside and dripping or leaking gutter joints.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How we price gutter surveys

Prices always include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Which survey package you book
  • Building height and the viewpoints available

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Getting in touch

When you call or email, these details help:

  • The kind of building and roof involved
  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage

Once you know what you need, call 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. For a village or hamlet like Pyecombe, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Note where any stains or damp appear
  • Move anything stored under the loft hatch

How to book

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.

Advice

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Questions from Pyecombe

Is my home in Pyecombe listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Hassocks station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

What a gutter survey looks like in Pyecombe

Pyecombe lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own one of the older houses in the streets near Church of the Transfiguration, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Downlands Community School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Preston Manor & Gardens lies about 4 miles south, so building around Pyecombe goes back a long way. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Pyecombe is about 4 miles south of Burgess Hill, in West Sussex. Pyecombe gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our West Sussex coverage includes Pyecombe and the places around it.

Landlord and commercial surveys in Pyecombe

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Different roofs, different checks

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
