Electronic leak detection in East Lavington, West Sussex
Electronic leak detection in East Lavington, with over 20 years’ experience behind it. You get a clear report with photos.
- Waterproofing to test before it’s covered
- Failed seams and laps
- Holes left by work on the roof
What happens if roof problems are left?
Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. In a small place like East Lavington, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.

About our electronic leak detection in East Lavington
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current that passes through the membrane only where there’s a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. The results come in a report with photos. If you are worried about holes left by work on the roof and new membranes needing a check before handover, we can find out what’s behind it, whatever the roof.
Flat roofs on exposed homes in small places like East Lavington take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Where we cannot see part of the flat roof membrane, the report says so. You will know exactly what was inspected and what wasn’t.

Signs you need electronic leak detection in East Lavington
Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Some are too small to see, but still let water through.
We are frequently asked to look at:
- Holes left by work on the roof
- Water coming in under a flat roof
- Leaks showing away from the breach
- Leaking laps in the waterproofing
Take an older house close to The Parish Church of St Peter: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Choosing a roof surveyor
- Whether the inside of the roof is included
- Which limits apply to the survey
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether you get a written report with photos
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes more time on a big roof than a small one, with the construction of the roof playing a part too. If you have questions on the day, just ask. Older roofs in small places like East Lavington can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- You tell us about the roof and where water is showing.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- A report with photos shows where each breach is.
Preparing for the visit
- Mention any parking restrictions on your street
- Clear the way to the loft hatch
- If you’re buying, check with the agent that we can get in

What electronic leak detection does not cover
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Some conductive membranes
- Leaks from plumbing or windows
- Areas we can’t reach or that can’t be tested
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.
What this survey covers
- Commercial flat roofs
- Roof terraces and balconies
- Flat roof membranes
- Liquid-applied waterproofing
- Single-ply roofs
- Green roofs
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Flat roofs in East Lavington
Bignor Roman Villa, about 2.9 miles south-east, is one of the historic houses in the wider area around East Lavington. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
If you look after a building such as Graffham CofE Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Your questions about electronic leak detection in East Lavington
Does a conservation area affect roof work in East Lavington?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is East Lavington within the area you cover?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is my roof suitable for ELD?
ELD does not suit every roof. Certain membranes are conductive, and some build-ups lack a suitable layer below. We will tell you if yours isn’t suitable before testing.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Can you test a green or ballasted roof?
On some roofs, yes. Covered roofs limit the methods we can use so we look at the roof first.
What will the report tell me?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Do you look in the loft space?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.
Useful tips for East Lavington property owners
Small things make a difference. Our tips:
- Keep outlets clear of debris
- Get leaks traced quickly
- Keep foot traffic on flat roofs to a minimum
- Record dates and spots where water appears
If water has been getting in, insulation under the membrane may be wet. Your roofer can advise on that and other checks can help judge it.
Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.
