About our electronic leak detection in Lodsworth
ELD finds breaches in the membrane, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing will not show on the test. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. You will also know what to check next. We are often asked to look into damp inside with no sign on the roof and holes around roof penetrations, across roof terraces and balconies, single-ply roofs and liquid-applied waterproofing.
Flat roofs on exposed homes in small places like Lodsworth take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Why act early in Lodsworth
ELD before paving, ballast or planting goes on is simpler. Covered roofs are harder to test. In a small place like Lodsworth, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What electronic leak detection looks like in Lodsworth
The wider area around Lodsworth has a long history of building, with Cowdray House about 2.4 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If your home is one of the older ones in the streets near The Parish Church of St Peter, the flat roofs on later extensions tend to wear out long before the main roof.

What a survey costs
A few things affect what a survey costs:
- Height and safe access
- How many separate roofs there are, such as extensions, dormers and garages
- Roof area
- Whether thermal imaging or a drone is needed
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
What we need to know
Before you get in touch, it helps to have:
- Pictures from the garden or a window, if you have them
- The reason for the survey, such as buying, a leak or storm damage
- Where water is showing inside, if it is
- Your postcode, so we can check access and travel
You can call us seven days a week. To book or ask a question, call 07833 053749 or use the contact form.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Repairing the breaches (that’s for your roofer)
- Parts of the roof covered by fixed equipment
- Leaks from plumbing or windows
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What a survey covers and doesn’t.
What we look at
- Green roofs
- Single-ply roofs
- Liquid-applied waterproofing
- Flat roof membranes
- Commercial flat roofs
- Roof terraces and balconies
The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Lodsworth often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- You get a report showing where each breach is, for your roofer to repair.
Getting ready for the survey
- Jot down any questions you want answered
- Unlock side gates and any roof access doors
- If it isn’t your property yet, arrange access through the agent

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Lodsworth: your questions answered
Do you cover Lodsworth?
We do. The survey and report are the same in Lodsworth as anywhere else.
Is my home in Lodsworth listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How much does electronic leak detection cost?
We quote for each roof individually. Let us know about the roof and where it leaks. Just phone 07833 053749 or drop us an email for a quote.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
