Lodsworth Roof Survey
Not sure what state the roof is in? We carry out roof surveys in Lodsworth and across West Sussex.
- Ponding, splits or blisters on flat roofs
- Leaning or weathered chimney stacks
- Cracked mortar along the ridge
Roof survey in Lodsworth: what you get
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We’re often asked to look into worn lead at chimneys and abutments and leaning or weathered chimney stacks, on chimney stacks, ridges, hips and valleys and lead flashings.
In a small place like Lodsworth, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Different roofs, different checks
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Tips that help
There’s plenty you can do without going near the roof. What helps most:
- Include dormers, porches and garages when booking
- Stay off ladders and the roof
- Photograph stains when they appear
- Clear the loft hatch area before we arrive
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.
Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
Prices for roof surveys in Lodsworth
When we price a survey, we consider:
- How complicated the roof is, with its valleys, chimneys and parapets
- Height and safe access
- The type of building, from a house to a block or an office
- How big the roof is
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.
What to tell us when you contact us
If you can, have these to hand when you get in touch:
- Any stains, drips or damp patches you’ve seen indoors
- How the loft is reached, if there is one
- Your postcode, so we can check access and travel
- Why you want a survey: buying, a leak, a storm or new work

What we’re asked to look at in Lodsworth
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.
Things that often lead to a survey include:
- Crumbling chimney pointing or cracked flaunching
- Worn lead at chimneys and abutments
- Gaps in the roof where coverings have gone
- Leaking gutter joints and downpipes
For an older house near a landmark such as The Parish Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- What exactly goes into their report
- Are they insured for the work?
- Whether the loft is part of the inspection
- How much experience they have with roofs like yours
What we do, step by step
Every roof is different, but as a rough guide the survey takes an hour or two for a house, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we’re there. In a small place like Lodsworth, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photographs and recommendations.
Before we arrive
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
- Agree roof access with the managing agent if it is shared

Advice
Lodsworth: your questions answered
Is my home in Lodsworth listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover Lodsworth?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
How much does a roof survey cost in Lodsworth?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.
Can you tell me how long my roof will last?
We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
What’s the best way to book?
To book, call 07833 053749 or email us and let us know the address and what you want to find out. We will confirm the price and find a day that suits.
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
