Roof surveys for Northchapel homes and businesses

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours at most homes, and more on a big or complicated roof. In a small place like Northchapel, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photos and recommendations.

Before the survey

  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch

Roof survey in Northchapel: what you get

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof, so they deserve a proper look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed worn or blocked valleys and blocked, sagging or leaking gutters, we can find out what’s behind it, on natural slate, lead flashings and the roof space alike.

Some older homes in villages like Northchapel are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles. Rotten pegs and battens let tiles move.

Roof surveys around Northchapel

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Petworth House, about 4.9 miles south, is one of the historic houses in the wider area around Northchapel. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as The Parish Church of St Michael are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Haslemere station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Northchapel Community Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Northchapel questions

Is Northchapel within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is my home in Northchapel listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. You get a written report with photos and recommendations.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when you book and we’ll plan the survey around it.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
  • Natural slate
  • Lead flashings

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. Outbuildings and barns around Northchapel are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
