Chimney surveys near Lodsworth

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

About our chimney survey in Lodsworth

We inspect chimneys from wherever they can safely be seen: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey shared and party-wall stacks, brick chimney stacks and chimney breasts, and people most frequently book us about gaps in the mortar around the pots and redundant stacks capped without ventilation.

Some older homes in villages like Lodsworth are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Never climb onto the roof to look at a chimney
  • Keep the report to compare against at the next survey
  • Have brackets on the chimney checked
  • Photograph damp patches with the date

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it is easy to follow.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Honest limits

To be straight with you, there are limits to any roof survey:

  • The inside of the flue, which needs a sweep or flue specialist
  • Structural calculations for a leaning stack
  • Checks on boilers, fires or their flues

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

What we look at

  • Chimney breasts
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Lead flashings
  • Chimney pots and cowls
  • Flaunching

Why get it checked now?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Around Lodsworth, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Questions from Lodsworth

Is Lodsworth in the area you cover?

Yes, Lodsworth is one of the places we work. The survey and report are the same in Lodsworth as anywhere else.

How do I find out if my home in Lodsworth is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long is the visit?

It normally takes about one to two hours for most homes, a little longer where there are several stacks. We will confirm the timing as you book.

Is it a problem to have an unused chimney?

A redundant chimney needs looking after like any other. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can plan what to do with it.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Does the report include photographs?

Yes, every report has them. Each finding is shown in a picture where possible.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How the survey changes by roof type

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Rural addresses near Lodsworth can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear

Advice

Lodsworth homes and their roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Cowdray House, about 2.4 miles south-west, show how far back building in the area around Lodsworth goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you live in an older home near The Parish Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
