Roof by roof

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

Flat roof surveys for homes and businesses in Lodsworth

We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed upstands pulling away from walls and standing water left after rain, a survey will tell you what’s going on.

Older buildings in small places like Lodsworth may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Where we can’t see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Flat roof surveys around Lodsworth

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. With Cowdray House about 2.4 miles south-west, Lodsworth sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as The Parish Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Lodsworth is about 11 miles east of Petersfield, in West Sussex. Whether the building in Lodsworth is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Lodsworth is one of the places in West Sussex where we work. We also survey roofs in Guildford.

We work across the GU28 postcode area for flat roof surveys and the streets around it. We offer flat roof surveys to properties on The Street, Shepherds Lane and The Croft. How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for most houses, with bigger or more complicated roofs taking longer. Somewhere like Lodsworth needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An exact number of years the roof has left
  • What’s under the membrane without opening it up
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.

What this survey covers

  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Never stand on rooflights or fragile sheeting
  • Limit foot traffic on the covering
  • Make sure new fixings through the roof are properly sealed
  • Note any new marks on ceilings beneath the roof

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

Lodsworth: your questions answered

Is my home in Lodsworth listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Lodsworth in the area you cover?

Yes. We cover the whole of London and South East England, and Lodsworth is part of that. You can phone 07833 053749 or use the contact form with the address and some details.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Does the report include photographs?

Yes. The report includes photos of what we found.

Can you test old roof sheets for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

What affects the cost of flat roof surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. You will know the exact price before booking.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • When you need the report by
  • What made you get in touch
  • Where the property is, with the postcode
  • Access details, like a loft hatch or a shared roof

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or use the contact form.
