Why get it checked now?
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. In a family home in Chichester, a small roof fault lets water into places you can’t see, like the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Flat roof survey in Chichester: what you get
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey single-ply membranes, mastic asphalt and upstands and outlets, and the problems we are asked to look at most are blisters and bubbles in the covering and pools of water lying on the roof.
Around Chichester, many garages, porches and extensions have flat roofs of their own. Cement sheet roofs on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Felt, rubber and fibreglass coverings each need a different approach. We do not test for asbestos, but our reports may flag materials that could contain it.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Honest limits
Before booking, it’s worth knowing what a survey will not do:
- Parts of the roof that aren’t safe to walk on or view
- The condition of the deck or insulation hidden under the covering
- A structural engineer’s assessment of the deck
If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check new fixings through the roof are properly sealed
- Check from a window for ponding after heavy rain
- File the paperwork for the roof and any repairs
- Watch the ceilings below the flat roof for stains
If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
Roof by roof
Felt and built-up roofs
The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Chichester, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It helps to know about previous repairs, leaks or recent work.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Dig out any old roof reports or invoices
- Buyers: confirm access with the estate agent or seller
- Make sure we can get to the back of the property

Advice
Flat and commercial roofs around Chichester
Chichester lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Historic houses such as Goodwood House, about 2.7 miles north-east, show how far back building in the area around Chichester goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you look after a building such as Lancastrian Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your home is one of the older ones in the streets near Church of St Paul, the flat roofs on later extensions tend to wear out long before the main roof. If you run a hotel or guest house in or near Chichester, a roof problem can mean rooms out of use.

Questions from Chichester
Is the coastal weather around Chichester hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Can you look at the flat roof of a hotel or office near Chichester?
Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
How do I book a survey in Chichester?
Just call 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What do I do with the report?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
