Flat roof surveys in Maudlin: local notes
Maudlin lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
With Goodwood House about 1.5 miles north, the area around Maudlin has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. Landlords with a home close to Chichester station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as The March CofE Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Flat roof survey in Maudlin: what you get
A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey mastic asphalt, GRP fibreglass and EPDM rubber, and people most frequently book us about cracked or split membrane and failed seals around rooflight kerbs.
Somewhere as small as Maudlin, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. For a village or hamlet like Maudlin, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.

Advice
Leave it or get it looked at?
Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you are dealing with. Outbuildings and barns around Maudlin are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Different roofs, different checks
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Check ceilings under the roof for damp patches
- Clear roof outlets and gutters each autumn
- Book a survey every few years
- Ask whoever fits equipment on the roof to make good the covering
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
Honest limits
It’s a careful look at the flat roof, not the whole story. The main limits are:
- Whether old sheeting or boards contain asbestos
- Fragile surfaces, which we don’t walk on
- Hidden layers beneath the covering

Maudlin questions
How do I find out if my home in Maudlin is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is the coastal weather around Maudlin hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
