Roof surveys in Maudlin

About our roof survey in Maudlin

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We are often asked to look into standing water on a flat roof and crumbling chimney pointing or cracked flaunching, across ridges, hips and valleys, chimney stacks and the roof space.

Some older homes in villages like Maudlin are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. For older village homes like those around Maudlin, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Your questions about roof surveys in Maudlin

Will you come out to Maudlin?

Yes. Maudlin is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Maudlin?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

How long does a roof survey take?

The visit normally takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. We will confirm what to expect when we arrange the visit.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

Roof by roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles. Rotten pegs and battens let tiles move.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Maudlin, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Leave side gates unlocked
  • Keep pets inside or away from the areas we are looking at

Getting a price

Most bookings start with a short call: ring 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Maudlin homes and their roofs

Maudlin lies within about 5 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. The wider area around Maudlin has a long history of building, with Goodwood House about 1.5 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Chichester station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near The Parish Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like The March CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a roof survey does not cover

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • Whether the roof structure meets design loads
  • What’s under the slates, tiles or felt
  • A full building survey of the property

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.
