About our flat roof survey in Hunston

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you phone 07833 053749 or use the contact form with the address and a rough idea of the roof area. If you’ve noticed upstands pulling away from walls and outlets choked with leaves and silt, a survey will tell you what’s going on, whatever the roof.

In a small place like Hunston, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

What we look for on each type of roof

Felt and built-up roofs

A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it is weakest.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We look at how the covering is finished around each rooflight and upstand.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. The survey typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Hunston frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Make sure we can get to the back of the property
  • Note where any stains or damp appear

Flat roof surveys around Hunston

Hunston lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

With Goodwood House about 4.5 miles north, the area around Hunston has a long history. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. For site and facilities teams at buildings such as North Mundham Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Chichester station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Hunston is about 2 miles south of Chichester, in West Sussex. Surveys in Hunston work the same way as everywhere we cover: a careful inspection, photos and a written report. Across West Sussex, we cover Hunston. For surveys nearby, see our Portsmouth page.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Parts of the roof that aren’t safe to walk on or view
  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we check

  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs

Your questions about flat roof surveys in Hunston

Is the coastal weather around Hunston hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is Hunston within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Just say which days work for you.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What a survey costs

A few things affect what a survey costs:

  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, tell us:

  • Where water is showing inside, if it is
  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • What made you get in touch
