Chimney survey in Hunston: what you get
If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you are worried about mortar washing out of the joints and bricks with flaking faces, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

How it works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours at a typical home, and more on a big or complicated roof. Somewhere like Hunston needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- We send a written report with photos, the defects found and what we recommend.
Before we arrive
- Let us know about parking near the property
- Buyers: confirm access with the estate agent or seller
- Dig out any old roof reports or invoices

Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What this survey cannot tell you
In fairness, a roof survey has limits:
- Whether a stack needs rebuilding on structural grounds
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Checks on boilers, fires or their flues
If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. What our survey covers.

What a chimney survey looks like in Hunston
The coast is about 3 miles or less from Hunston, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. About 4.5 miles north lies Goodwood House, a reminder of how long the area around Hunston has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Take a building like North Mundham Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark like St Leodegar's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Hunston is about 2 miles south of Chichester, in West Sussex. Whether the building in Hunston is a house, a flat or a commercial unit, we can survey the roof. Our West Sussex coverage includes Hunston. We also survey roofs in Portsmouth.

What we look for on each type of roof
Chimney pots and cowls
On redundant flues, we check how the pots are capped. Poor capping can lead to damp inside the stack.
Rendered stacks
We can’t see the bricks behind render without it being opened up, so the report says what can and can’t be judged.
Do you need a chimney survey in Hunston?
Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
Things that often lead to a survey include:
- Staining on walls around the chimney
- Loose, cracked or missing pots
- Worn or missing pointing
- Gaps in the mortar around the pots
If you let a flat or house near Chichester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
