Ebernoe Flat Roof Survey
Wondering about the flat roof at a property in Ebernoe? We carry out flat roof surveys in Ebernoe and across West Sussex.

- Blistering in felt or asphalt

What a flat roof survey does not cover
Before booking, it’s worth knowing what a survey won’t do:
- What’s under the membrane without opening it up
- Parts of the roof that are not safe to walk on or view
- Asbestos testing, which needs a specialist asbestos surveyor
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Flat roof surveys for homes and businesses in Ebernoe
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey EPDM rubber, GRP fibreglass and upstands and outlets, and the problems we’re asked to look at most are water getting in at rooflights and blisters and bubbles in the covering.
Some older homes in villages like Ebernoe are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

How the survey changes by roof type
Mastic asphalt
Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Note any new marks on ceilings beneath the roof
- Check new fixings through the roof are properly sealed
- File the paperwork for the roof and any repairs
- Note where water lies after a downpour
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
Local flat roofs in Ebernoe
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Petworth House, about 3.7 miles south, show how far back building in the area around Ebernoe goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
The streets around a church like Holy Trinity Church are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems normally start.

Prices for flat roof surveys in Ebernoe
Prices vary from roof to roof, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- Extensions, dormers and garages with roofs of their own
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

What happens on the day
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours for a house, while a commercial roof takes nearer three to four hours. In a small place like Ebernoe, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Point out any leaks or damp patches
- Make sure the loft hatch can be reached
- Mention any parking restrictions on your street
Booking a survey
If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.

Questions from Ebernoe
Do you cover Ebernoe?
Yes, Ebernoe is within the area we cover. We work right across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Will you come out to Ebernoe?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What does ponding on a flat roof mean?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Will this cover the whole house?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.
How long is the visit?
Time on site depends on the roof; most visits take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. The report is sent afterwards by email.
Can you survey a flat roof on an office or unit?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
